About the Service

Residential construction, owner-led from first sketch to final walkthrough.

EAJ builds homes the way the best commercial work gets built — disciplined planning, coordinated trades, and a schedule treated as a promise — then applies a level of personal care most builders reserve for their own house.

Whether it’s a one-of-a-kind custom home, a condominium development, or a row of townhouses, the same principal who makes the promises is the one on site keeping them.

  • Custom homes, condominiums, and townhouses
  • Commercial-grade structure, residential-level finish
  • A principal accountable from sketch to occupancy

Common Problems We Solve

Where residential projects go wrong — and how we keep yours on track.

Most home projects derail in predictable ways. Here is what we watch for, and how owner-led delivery heads it off.

Plans that aren’t ready to build

We review your drawings and specifications in pre-construction, catching the gaps between the design and the realities of the field before they become change orders.

Budgets that creep

Scope and allowances are priced and documented up front, with clear visibility so a finish upgrade is a decision you make — not a surprise on the final invoice.

Timelines that drag on

Commercial-grade scheduling and daily on-site leadership keep trades moving in the right order, so your home reaches occupancy without the endless “almost done.”

A rotating cast of subs

A single principal-level lead coordinates every trade and owns quality — the same people who start your home are the ones who finish it.

Finish quality that disappoints

We hold every joint, line, and finish to the standard we’d want in our own home, with hands-on quality control at each stage.

Being left in the dark

You get a builder you can reach directly and straight answers on cost, schedule, and the next decision — no chasing for updates.

Materials & Methods

Built with sound structure and finishes worth living with.

A home should be as solid behind the walls as it looks in front of them. The difference is in the assemblies, the materials, and the discipline behind them.

01

Sound, code-driven structure

Foundations, framing, and assemblies engineered and detailed to current residential code — built right where no one will ever see it.

02

Quality material selection

Materials chosen for how they live and last, balanced honestly against your budget and the way you’ll actually use the home.

03

Building envelope & efficiency

Insulation, air-sealing, windows, and moisture detailing done properly — for comfort, lower energy bills, and a home that ages well.

04

Custom millwork & finishes

Cabinetry, trim, tile, stone, and hardwood detailed by hand by trades who take pride in the work.

05

Systems coordination

Plumbing, electrical, HVAC, and low-voltage coordinated before they collide — so the finished home is quiet, clean, and serviceable.

06

Hands-on quality control

Work checked against the drawings at every stage, with a principal walking the job and holding the standard our name demands.

Let’s Talk

Thinking about building or renovating a home?

Tell us what you have in mind. A principal reads every inquiry and responds directly — no call center, no runaround.

Pricing & Budget

Straight answers on what a custom home costs.

Every home is priced on its own scope — we don’t publish flat numbers because no two custom homes are the same. Here’s what shapes the budget, and how we keep it honest.

You get clear, documented pricing and transparent allowances — so every number is a decision you make, not a surprise at the end.

Request a Residential Estimate

Size & layout

Square footage, number of stories, and how complex the floor plan is set the baseline before finishes.

Site & existing conditions

Lot grade, soils, access, utilities, and — on a renovation — what’s already standing all move the number.

Level of finish

Cabinetry, stone, tile, flooring, and fixtures span a wide range; your selections drive a large share of the budget.

Systems & efficiency

HVAC, electrical, plumbing, smart-home, and energy-efficiency choices affect both first cost and how the home lives.

Permits, approvals & code

Permitting, zoning, and any variance or inspection requirements shape both scope and schedule.

Schedule & market

Material lead times and trade availability shift pricing — we plan procurement around them.

Our Residential Process

How a home comes together with EAJ.

Five stages from first review to the keys in your hand. Expand any step to see what happens.

  1. 01

    Pre-Construction

Review plans and selections against budget and reality.

    What happens

We pressure-test the drawings for constructability, code, and cost — and help align finishes with the budget before a shovel hits the ground, whether you bring an architect’s plans or start from an idea.

  2. 02

    Design & Budget Alignment

Lock scope, allowances, and a realistic schedule.

    What happens

Scope is priced and documented, allowances are set transparently, and the schedule is built around how the trades actually sequence — so there are no surprises later.

  3. 03

    Build

Daily, hands-on supervision keeps quality on track.

    What happens

A principal walks the work, coordinates every trade, and keeps you in the loop on cost, schedule, and the next decision. Structure and rough-ins are done right where no one will ever see them.

  4. 04

    Finish

The details get the attention they deserve.

    What happens

Trim, tile, cabinetry, transitions, and hardware are detailed by hand and checked against the standard our name demands — this is where a house becomes a home.

  5. 05

    Walkthrough & Handover

Punch list closed, keys in your hand.

    What happens

We walk the finished home with you, complete the punch list rather than defer it, and hand over a house we’re proud to put our name on — with responsive support after you move in.

Our Commitment

We don’t call it done until you’re home.

A home isn’t finished at substantial completion — it’s finished when the punch list is closed, the details are right, and you’d put our name on it as readily as we do. We stand behind every home we build.

Residential FAQ

Residential construction questions, answered.

Straight answers to what custom-home, condo, and townhouse owners and developers ask us most.

What types of residential projects does EAJ build?

We build custom homes, condominiums, and townhouses across New Jersey, New York, and South Florida, along with whole-home renovations and additions. From a single custom residence to a full multi-unit development, the standard of care is the same.

How long does it take to build a custom home?

Most custom homes run roughly nine to eighteen months from groundbreaking to move-in, depending on size, complexity, site conditions, and how quickly selections are made. We set a realistic schedule during pre-construction and treat it as a promise, not a guess.

Can you build from our architect’s plans, or do you help with design too?

Both. We’re glad to build from your architect’s drawings — and we’ll pressure-test them for constructability, code, and cost first. If you’re starting from an idea rather than a finished set of plans, we can guide you to the right design partners and stay involved from the first sketch.

What is pre-construction, and does my home need it?

Pre-construction is where we review your plans, specifications, and selections against budget and the realities of building — before work starts. It’s the single most valuable step we offer, because it catches the expensive problems while they’re still cheap to fix.

How is building a condo or townhouse different from a single-family home?

Multi-unit work adds repeatable quality control across units, party-wall and fire-rating detailing, common-area and amenity buildout, and phasing that protects sales timelines. The personal accountability and finish standard stay exactly the same.

How involved will I be during construction?

As involved as you want to be. You’ll have a principal you can reach directly, regular updates, and decisions made with you in person on site. Most owners appreciate that the person making the promises is the one walking the work.

What does “fewer projects” mean for me as an owner?

We deliberately take on fewer projects than we could so each one gets a principal’s full attention. For you, that means faster decisions, tighter quality control, and a builder who isn’t spread across a dozen jobs while building your home.

Do you handle permits and inspections?

Yes. We manage permitting and coordinate inspections so the project keeps moving instead of stalling at each sign-off, and we build to code from day one so approvals don’t become a bottleneck.

How do you handle the budget and allowances?

We price against a defined scope, set allowances transparently for items like tile, fixtures, and cabinetry, and keep you informed as decisions are made. A finish upgrade becomes a choice you make on purpose — not a surprise on the final invoice.

Can you do a whole-home renovation or an addition, not just new construction?

Yes. We handle whole-home renovations, additions, and structural reworks — including projects where you stay living in part of the home — with clean tie-ins to the existing structure and careful work around occupied space.

What level of finishes can you deliver?

From clean and timeless to fully bespoke. We coordinate custom cabinetry, millwork, stone, tile, and hardwood with trades who take the same pride in the work that we do, and we detail the transitions most builders rush.

Do you self-perform work or use subcontractors?

We coordinate a vetted bench of trade partners under hands-on, principal-level oversight. The trades may vary by project; the accountability for quality and schedule never leaves us.

Are you licensed and insured for residential work?

Yes — EAJ is licensed and carries the insurance residential construction requires. We’re glad to provide license and insurance details for your specific project on request.

What areas do you serve for residential construction?

New Jersey, New York, and South Florida, with offices in Matawan, NJ and Delray Beach, FL. For the right project, we’ll travel.
