What is design-build?

Design-build is a delivery method where design and construction are provided under a single contract by one accountable team, instead of the owner hiring a designer and a builder separately. It puts the people drawing the project and the people building it on the same side of the table from the start.

How is design-build different from design-bid-build?

In traditional design-bid-build, the owner signs separate contracts with a designer and a builder, and the builder only arrives after the design is finished — so cost and constructability problems surface late as change orders. In design-build, one team handles both, so budget and buildability are shaped alongside the design and one party is accountable for the whole result.

Does design-build save money?

Often, yes — mostly by avoiding it. Because the builder prices the design as it develops and catches constructability issues early, design-build typically means fewer change orders, less rework, and better budget certainty than a split-contract job. You also spend less of your own time coordinating between firms.

Is design-build faster?

Usually. Design and construction can overlap, and long-lead materials can be procured before the last detail is drawn, so the path to occupancy is shorter and more predictable than the strictly sequential traditional model.

Do I still get to choose the design?

Absolutely. Design-build doesn’t take design decisions away from you — it gives you better information to make them. You work with architects and designers just like you would otherwise; the difference is that cost and constructability are in the room as those choices are made.

Yes. We can bring our own design partners or collaborate with an architect you already trust, coordinating the whole team under one accountable contract. Either way, we manage the design-to-construction handoff so it doesn’t become your problem.

What types of projects suit design-build?

Commercial, institutional, residential, and multi-unit developments all suit design-build, especially when an owner values a single point of accountability, budget certainty, and a faster schedule. If you’d rather hold one team responsible than referee two, it’s a strong fit.

Who is accountable if something goes wrong?
